Most home owners want to sell their own home because they
will save thousands of dollars, right? Let’s see what research and history tell
us. Forget the speculation and hypothesizing, let’s examine the facts. Home owners
feel that by selling their own home they will save the commission charged by the
realtor. Last year, approximately twenty percent of all homes for sale were by the
owners. However, only thirteen percent of those homes sold. Over fifty percent of
those that did sell were not sure they saved any money. These owners indicated they
would use a realtor in the future. Why would so many people list with a real estate
agent in the future?
Homeowners found out there were many challenges involved
in selling their own home. These included time, legal issues, paperwork, liability,
financial problems and day to day inconveniences. Still others reported they did
not get the profit they hoped for. Many homeowners figured the additional fees they
paid to outside consultants, appraisers, inspectors, lawyers, title companies, advertising
and marketing cost would have more than been paid by the broker’s commission. In

agent in behalf of their clients.

facts homeowners must be aware of if they are to successfully sell their home for

dropped.

If you want to maximize your profit,
you will offer a full commission. Here’s why. Most discount brokers promise they
will provide the same service as other brokers. However, let’s look again at some
facts.

agents will not show homes that offer reduced commissions. This, in turn drives
down your sales price because of fewer showings.
Fact #5: Research shows
that homes listed by Discount Brokers usually stay on the market longer and they
sell for less. You do not get all the services of a full time agent and you end
up netting less profit.
Fact #6: Buyers have become
very smart. They know that the commission is discounted. This means you may not
have someone helping you negotiate your sale. Buyers feel that they have more leverage
in negotiating a lower price. Again, you lose money. Some states have now passed
laws for minimum service in a real estate transaction because of this very problem.
Here’s the bottom line. Offering a full commission insures more people will see
your home. It will sell faster and at a higher price. You will normally make more
money by working with a full time professional agent.
