How to Significantly Increase the Value of Your Home
at Minimum Cost!

 

You can significantly increase the value of your home by carefully analyzing both the interior and exterior of your home before you put your home on the market. It doesn't have to cost you a lot of money.

 

EXTERIOR

Here are some things you can do to enhance the exterior of your home. Remember, the first impression of your home is the outside. Make it inviting so potential buyers want to see the interior of your home.

  • Where needed, paint the exterior and trim to make your home look years younger.
  • Trim your hedges and lawn. Sweep your sidewalks, driveway and patio.  Pick up all toys and lawn tools to make the outside look as clean, spacious and uncluttered as possible.
  • Park your extra cars away from the home. You never want to give the impression there is not plenty of parking room.
  • If your outside patio furniture is rusted or stained, remove it. Get rid of any firewood close to the house. A termite inspector will list this as a potential problem.
  • Check your roof and windows for appearance and condition. Fix any potential problems.
  • Make sure all pets and pet odors are removed. Everyone is not a pet lover.
  • Finally, mow your lawn and water your lawn regularly.

 

INTERIOR

Now that you're potential buyer is ready to see the inside of your home, here are a few tips to maximize the presentation of your home.

  • First and foremost, de-clutter and de-personalize the inside of your home. This does two important things. It makes your home appear as large as possible. Second, it helps the buyer better visualize themselves living in your home.
  • As part of de-cluttering, completely clear your kitchen counters. Put everything away including dishes, toasters, blenders, etc. The kitchen is a very important room. You want it to appear as large as possible.
  • Organize your laundry room and put way all clothing.
  • Clean the bathrooms and put away all personal items. Again, de-clutter the bathroom counter tops to make them look as large as possible.
  • Make the beds with your very best linen. Pick up all clothes and article from the chairs or floors. To make your bedrooms look larger, put all unnecessary furniture in storage. 
  • Double check all appliances to insure they are in good working order.
  • Clean the fireplace and remove any unpleasant odors.
  • To make each room appear larger, open the drapes or blinds. At night turn on all the lights.
  • To make your closets appear larger, put all non essential clothing and shoes in storage.
  • In short, remove all personal pictures, posters, and paintings.
  • Remove all your valuables, vases, artwork, etc before you show your home. Put them in a safe place or in storage.
  • Finally, remove all pets from your home and make sure the area is odor free. You don’t want prospective buyers to be distracted by pets or to worry about them getting out of the house.
